Property Description
Welcome to a spectacular High Desert Mountain Ranch Opportunity! An exceptional ranch land opportunity to own 306+/- deeded acres in the ManzanoMountains, approximately 24 miles and 30 minutes from Albuquerque and just 31 miles from the ''Big I'' interchange. Located in Bernalillo County and extending east to the Torrance County line, this remarkable ranch combines substantial acreage, mountain scenery, established ranch infrastructure, abundant wildlife, and a significant recent investment in land stewardship. The ranch is A-1 zoned and completely perimeter fenced with four-strand barbed wire, with a 36-acre interior pasture, single-pen cattle corral, and loading alley. The property is currently being used to run a small herd of cattle and maintains aBernalillo County livestock exemption, providing a meaningful property-tax advantage to a qualified agricultural operation.Recent improvements include professional forest management and thinning valued atapproximately $500,000. Native pinion pine, ponderosa pine, and junipers were selectively thinned to create strategic fire breaks, improve access, and open up portions of the ranch into expansive meadows and pasture. The result is an exceptional blend of open grassland and mature healthy forest, enhancing both the property beauty and functionality while improving fire defensibility. Thinning resulted in exceptional high point views nearing 360 degrees in some places.Another recent improvement was the installation of underground electrical utilities.A 50 KVA transformer serves the property, with electrical power extending along the southern third and underground infrastructure with pull boxes allowing for potential future extensions to other locations on the south end.Water infrastructure is already in place. A 6-inch domestic well produces approximately 13 GPM from a depth of approximately 250 feet. 4 established dirt tanks provide additional water for livestock and wildlife. The property is mostly accessed via two paved routes with good year around access. While on property a classic dirt road extends within the property and as with most mountain properties, roads can become muddy following significant rain or snow. Wildlife is a notable feature of the ranch. Game cameras have documented deer, bear, turkey and bobcats, reflecting the property's diverse habitat of meadows, pasture, forest, and rolling mountain terrain. The setting offers exceptional opportunities for wildlife observation, outdoor recreation, and hunting, subject to applicable New Mexico regulations. The ranch also offers intriguing possibilities for the future. With A-1 zoning and a stated 2-acre minimum, the property may offer opportunities for additional development or subdivision, subject to verification and approval by Bernalillo County and all applicable agencies. Adding to the property's character is an approximately 24 x 30 Eagle carport structure and a 20-foot storage container, providing useful on-site storage and covered equipment space. This is an established and thoughtfully improved ranch, where a substantial investment has already been made in forest management, fire mitigation, access, pasture creation, fencing, water, electrical infrastructure, and livestock facilities. All of this, combined with the property's proximity to Edgewood and Albuquerque, creates an unusuallycompelling opportunity for a rancher, outdoor enthusiast, investor, or buyer seeking a private mountain retreat with room to grow with close proximity to the city.
